'A positive outcome from the very beginning' (and how to speed up the preparation time for a planning application)

Discussion on the importance of design team introductions at the beginning of a project, when the idea isn't fully materialised.

How many times have you been to a site, and the first thing you see is the bin store? or the Pumping Station?

As Landscape Architects, sometimes we can be sent projects which are fully designed and the client / design team have left us some rectangles conveniently coloured green, for us to specify plants for.  Are these the most successful and appealing schemes?!

What if we told you that incorporating tree planting within residential schemes has increased sale values by 14%.

What if we told you that incorporating tree planting on the southern carriageway of your main access road, reduces the heat island effect, lowers your sites carbon emissions, improves daylight / sunlight calculations for properties on the northern side of the carriageway, incorporates natural drainage roadside, improves habitat corridors and is all incorporated as BNG positive change. Oh and it looks nice!

When we have had the opportunity, as we did here at Whitstable, to attend early on 'round the table' design team meetings about projects, our input is always focused around incorporating design features which will increase the projects financial viability.  We do this through landscape techniques which are proven to increase house values, or save money on offsite mitigation or reduce the need for costly infrastructure.  Often the results of this are quicker planning applications preparation times, through early on team working reducing clashes in design / requirements and schemes which ultimately look better.

Sense of Place is a key element within successful designs.  Landscape varies across the country, from the coast, to country to cities.  Our climate is changing and our landscape will have to change with it.
